Transit-Oriented Housing Proposals Finally Make it to the South Side
Earlier this year, transit-oriented development made the jump from being proposed and built only next to Chicago Transit Authority stations to also being proposed next to a Metra station. Now, the trend that has brought hundreds of new market-rate and affordable designated housing units to vacant lots near Chicago 'L' stations has jumped to the South Side. A two and a half-year-old ordinance is the cause for these new housing development patterns in the city.

Moreno Announces Chicago’s First Affordable TOD Project in Logan Square
Transit-oriented development is a sensible way to build housing. Creating dense housing within a short walk of transit stations, without a lot of off-street parking makes it easier for more people to live without having to own a car. It leads to fewer newcomers bringing autos into neighborhoods, which reduces congestion and pollution. And, since garage spaces cost tens of thousands of dollars to build, it saves money for developers, which can result in lower condo prices and apartment rents.

Policies and Politics, Not TODs, Are to Blame for Affordable Housing Crunch
Yesterday the Tribune's Mary Wisniewski further explored a topic Streetsblog's John Greenfield covered two weeks ago for the Reader. Virtually all of Chicago's new transit-oriented development projects are upscale buildings in affluent or gentrifying neighborhoods. TOD advocates argue that adding housing in these communities will take pressure off the rental market. But some Logan Square residents say soon-to-open TOD towers in the neighborhood will encourage other landlords to jack up rents.

Chicago’s First Metra-Oriented Development Proposed in Edgebrook
So far, almost all of the 30-or-so transit-oriented developments planned, under construction, or completed in Chicago have been near CTA stations and within a few miles of the Loop. However, it appears a four-story condominium building planned for the Edgebrook neighborhood on the Far Northwest Side would be the city’s Metra-friendly TOD, more than 11 miles from Daley Plaza.

Proposed Development Will Make Blue Line’s Grand Stop a TOD Hotspot
Yet another developer is becoming prolific at creating mixed-used, transit-oriented developments. Mark Sutherland has proposed a new TOD building called 710 Grand, first revealed by Curbed in August, at 710 W. Grand Ave., one block east of the Grand Blue Line station in the River West neighborhood. This will be the third TOD building in Sutherland's Wicker Park Apartments portfolio. The project requires a zoning change and it's one of several proposed developments that will be considered at this Thursday's Chicago Plan Commission meeting.

Eyes on the Street: Eight TOD Buildings Under Construction Along Milwaukee
The Chicago City Council passed the first comprehensive transit-oriented development ordinance in 2013, and the first buildings to take advantage of that law, which reduced the minimum parking requirement and allowed smaller or more units in buildings near CTA and Metra stations, are now being built. Some of them will open to new residents this year.

44-Unit TOD Building Proposed at an Abandoned Drive-Through in Bucktown
A proposal for a transit-oriented development in Bucktown is going before the Chicago Plan Commission for approval this Thursday. River North-based developer Vequity wants to build a six-story residential tower with minimal parking at the southeast corner of Milwaukee and Western avenues in Bucktown, right next door to the Western stop on the Blue Line's O'Hare branch.

New TOD Ordinance Will Bring Parking-Lite Development to More of Chicago
Last Thursday, the Chicago City Council passed a transit-oriented development reform ordinance that dramatically more than doubles the distance around train stations where dense development can be built, and virtually eliminates the car parking minimums within these districts. The new legislation amends the city's original TOD ordinance, which passed in 2013 and has been highly successful in spurring new building projects.
